Position Description: Position Summary
The Leasing Specialist plays a vital role in creating a welcoming and professional first impression for prospective residents while supporting the overall success of the community. This role is responsible for driving occupancy through effective leasing practices, delivering exceptional customer service, and ensuring compliance with Bonner Carringtons operational standards and community values. The Leasing Specialist works closely with the Property Manager and site team to achieve leasing goals, maintain resident satisfaction, and uphold company culture.
Key Responsibilities
Leasing & Sales
\tGreet, engage, and build rapport with prospective residents, conducting property tours and highlighting community features and benefits.
\tDemonstrate in-depth knowledge of apartment layouts, pricing, availability, and amenities.
\tEffectively communicate lease terms, qualifications, and application processes.
\tAccurately complete lease paperwork and ensure all resident files are maintained in compliance with company policies and Fair Housing regulations.
\tMeet or exceed leasing goals set by the Property Manager.
Resident Relations
\tProvide excellent customer service to current and prospective residents, responding promptly and professionally to inquiries, concerns, and service requests.
\tAssist with resident retention efforts, including renewal outreach and resident events.
\tContribute to creating a positive community atmosphere aligned with Bonner Carringtons Code of Culture.
Administrative & Compliance
\tMaintain accurate records in property management software (Onesite).
\tAssist with preparation of weekly leasing and traffic reports for the Property Manager.
\tEnsure adherence to Fair Housing, ADA, and all applicable federal, state, and local laws.
\tSupport property marketing initiatives including online listings, social media presence, and outreach campaigns.
Team Collaboration
\tPartner with the Property Manager and maintenance team to ensure move-ins are smooth, units are ready, and community standards are upheld.
\tParticipate in team meetings, training, and company initiatives as directed.
Qualifications
\tHigh school diploma or equivalent required; college coursework or degree preferred.
\tMinimum 12 years of leasing or sales experience in the multifamily housing industry preferred.
\tStrong customer service orientation with excellent verbal and written communication skills.
\tAbility to build rapport quickly and professionally with diverse individuals.
\tDetail-oriented with strong organizational and follow-up skills.
\tProficiency with Microsoft Office Suite and property management software (Yardi experience a plus).
\tMust be able to work flexible hours, including evenings and weekends, as required.
\tTax Credit, HUD, Affordable Housing experience a plus.
